Business Director — Operations Manager (NL)

At Studioninedots, we create places that connect, surprise, and give space to new stories. Whether we’re working on residential buildings, urban ensembles, transformation projects or complex mixed-use developments, our work calls for both a sharp conceptual vision and a solid organisational foundation.

That’s why we’re looking for a Business Director/Operations Manager who can bridge the gap between the commercial and legal aspects of the profession and project management. In this role, you ensure that projects are set up, monitored and steered with strong organisational and financial control.

What will you be doing?
From proposal to project completion, you play a central role throughout the entire process. Your tasks include:
— drafting and coordinating proposals and fee offers
— contract management: preparing, reviewing and finalising agreements
— contract follow-up: monitoring commitments, hours and scope
— legal coordination: aligning on contracts, terms and other commercial matters
— project management: translating contractual agreements into a clear and workable project framework
— monitoring budgets, forecasts and financial progress
— defining planning parameters based on financials and studio capacity
— identifying risks and opportunities in project performance and office resourcing
— acting as sparring partner to the management team

Who are we looking for?
You are someone who thrives on overview, structure and strategic thinking. You understand how creative projects come to life, while also recognising the commercial frameworks that shape them.

You ideally bring:
— at least 5 years of relevant work experience
— experience in architecture, design, real estate or project-based services is a strong advantage
— strong financial and analytical insight
— experience with contracts, proposals and project monitoring
— an instinct for collaboration in a design-driven environment
— a proactive and independent working style
— excellent command of Dutch and English (spoken and written)

Finance & Administrative Officer (NL)

At Studioninedots, we create places that connect, surprise, and make room for new stories. Behind every strong project is an organisation that runs like clockwork — financially, administratively, and operationally.

That’s why we are looking for a Finance & Administrative Officer to provide careful and efficient support to our studio and projects. In this role, you ensure that the daily financial and administrative processes run smoothly and work closely with both management and project teams.

What will you be doing?
Your tasks include:
— payments and receivables management
— updating financial forecasts and reports
— overseeing insurance policies
— project administration, including time tracking and project data in Ruby
— drafting and administratively processing employment contracts in coordination with HR
— payroll administration, including changes, absences and insurance updates
— managing the general information mailbox
— managing memberships, subscriptions and other studio-related registrations

You ensure that the day-to-day running of the studio is smooth and that financial and personnel information is always up to date and reliable. You also support the management team with all routine tasks, including secretarial, administrative and facilities-related matters.

Who are we looking for?
You are precise, organised, and enjoy keeping processes running efficiently. You feel at home in a creative and dynamic environment.

You ideally bring:
— at least 1 year of relevant experience in financial administration, office management or operational support
— experience with bookkeeping, payroll administration and contract management
— an interest in architecture, design or project-based services is a plus
— excellent organisational skills
— a proactive and independent working style
— excellent command of Dutch and English (spoken and written)
